Reimagining a Parking Garage into Mixed-Use Residential
Project Overview
Conversion + 2-story addition of a 1930's parking garage into a seven-story mixed-use building known as The Medallion at 3121 Broadway. The project combines 72 apartments, 60 parking spaces, and four retail stores, breathing new life into an old building.
Before The Redevelopment
The property was a five-story parking garage with obsolete mechanical systems, minimal natural light, retail stores operating on the first floor, and no alley - the building sat lot-line to lot-line
What We Did
Managed the property during construction to maintain operations for existing retail tenants, secured Planned Development approval, removed a 30'x40' corner bay to introduce light and ventilation, reconfigured floors 2-5 for apartments and parking, and added two new residential floors + roof deck.
